Cancellation Policy - Royal Farms
We understand that plans can change. That is why we have established a clear and fair cancellation policy that protects the rights of both guests and owners. Please read this policy carefully before completing any booking.
1. General Principles
- Cancellation terms differ according to each property individual policy; always check the property policy before booking.
- Cancellation periods are calculated by the number of days remaining before check-in.
- A cancellation is only official after it is confirmed via the platform and a cancellation notice is received.
- Refunds are processed through the original payment method within 5 to 14 business days.
2. Cancellation of Pending Bookings
If your booking is still pending (awaiting owner review), you may cancel it at any time and receive a full 100% refund with no fees.
3. Guest Cancellation of Confirmed Bookings
Refund terms depend on the property cancellation policy set by the owner, which falls into three main types:
- Flexible PolicyCancellation 3 or more days before check-in: Full refund.
- Cancellation less than 3 days before: Partial fee or no refund as determined by the owner.
- Moderate PolicyCancellation 7 or more days before check-in: Full refund.
- Cancellation between 3 and 7 days: 50% refund of the booking value.
- Cancellation less than 3 days before: No refund.
- Strict PolicyCancellation 14 or more days before check-in: 50% refund of the booking value.
- Cancellation less than 14 days before: No refund.
Note: Platform service fees are non-refundable under all circumstances.
4. Owner-Initiated Cancellation
If an owner is compelled to cancel a confirmed booking:
- The guest receives a full 100% refund, including service fees.
- An official apology and immediate notification are sent to the guest.
- The guest may book an alternative property through the platform.
- The owner is subject to a financial penalty deducted from their platform wallet per the penalty mechanism in force.
- In cases of repeated cancellations, the platform reserves the right to suspend the owner account or remove their listing.
5. Cash Payment Booking Cancellation
- Cash bookings not yet confirmed by the owner are cancelled at no charge.
- Confirmed cash bookings follow the same percentage-based terms above according to the property policy.
- Cash refunds are coordinated directly with the owner under platform supervision.
6. Exceptional Circumstances
In cases of force majeure such as natural disasters, government movement restrictions, or documented medical emergencies, the platform reserves the right to assess each case individually and may override standard policies in the guest favour. Please contact our support team as soon as such circumstances arise.
7. How to Cancel
To cancel your booking, follow these steps:
- Log in to your account on Royal Farms.
- Go to Dashboard โ My Bookings.
- Select the booking you wish to cancel and click Cancel Booking.
- Read the cancellation terms displayed and confirm your decision.
- A cancellation confirmation will be sent to your email and phone number.
8. Refund Processing
- Credit / Debit Cards: Refund completed within 5 to 14 business days.
- Tabby / Tamara: Refund processed per each provider individual policy.
- Cash Payments: Coordinated directly with the owner under platform supervision.
